GAINESVILLE, FLA., July 21, 2026. Ivy Capital, a real estate investment firm focused on value-add student housing across the Southeast, today announced the acquisition of The Crossing, a 337-unit, 1,178-bed student housing community in Gainesville, Florida, for $40.7 million. The property was purchased from Nathan Collier’s The Collier Companies.

The Crossing is located steps from Santa Fe College. Spanning 31 buildings, it is the only purpose-built student housing community serving the campus, and it benefits from strong off-campus demand and established transfer pathways to the University of Florida. Santa Fe’s enrollment has grown as the University of Florida grows more selective.

Ivy Capital partnered with Midsouth Capital Partners LLC and Oconee Construction as co-general partners on the acquisition. Oconee Construction, led by Wes Wilson, will also oversee the property’s renovation program, while Caliber Living LLC will provide day-to-day property management.
