At Ivy Capital, we focus on improving student housing and multifamily communities in growing Southeast markets. Our approach is built on well-located assets, thoughtful renovations, and disciplined operations, but more than anything, it’s built on relationships.

Since our founding in 2022, Ivy Capital has grown the portfolio to over 1,500 beds and expanded into four states, investing millions into value add improvements along the way. Our hands-on approach with every property keeps us closely involved in each renovation plan and more importantly, every resident experience.

Our target markets combine long-term demand with limited new supply, creating a strong foundation for steady performance. These fundamentals have driven consistent rent growth and allowed our properties to outperform underwriting, validating our belief that being selective and involved pays off

We pursue investments with projected minimum LP returns of 18%, supported by clear business plans and disciplined execution. Where possible, we distribute funds to our investors monthly, providing returns regularly, not just at exit.

Jeff Guberman – Founder, CEO

Mr. Guberman is the Founder and CEO of Ivy Capital, a privately held real estate investment firm focused on acquiring, improving, and operating student housing and multifamily assets across the Southeast. Since launching in 2023, Ivy Capital has acquired and repositioned over 1,100 student housing beds. Ivy Capital targets value-add opportunities near strong regional universities in supply-constrained markets, where thoughtful capital improvements, operational upgrades, and data-driven leasing strategies can drive significant value and deliver strong, risk-adjusted returns for its investors.

Jeff has been an active real estate investor since 2007, having previously owned and managed a portfolio of single-family assets in Northern New Jersey. Before founding Ivy Capital, Jeff spent two decades as a serial entrepreneur, founding and scaling companies in the events and travel industries. Most notably, he served as CEO and later Chairman of McVeigh Global Meetings and Events (MGME), a private equity-backed platform that earned recognition on the Inc. 5000 list before being successfully recapitalized in 2023.

Jeff is a graduate of the Goldman Sachs 10,000 Small Businesses program and a member of YPO, bringing a proven track record of execution and strategic growth to Ivy Capital’s expanding portfolio.
